September 21, 2023 Update
Dear Community Members,
The recent planning meeting for the OACM (Owner, Architect, Constuction Manager) Design Development convened a diverse group of stakeholders, with both core members and additional attendees contributing their insights. The primary focus of the session was to address schematic design estimates and evaluate potential modifications across various campus areas. Here's a breakdown of the important points discussed:
Key Highlights
Schematic Design Estimate:
- Overall, the Schematic Design is 4.5% over the conceptual estimate.
- Elementary is on target with a slight under-budget of -$1,173.
- Middle School is slightly under due to a -$93k cost associated with water heaters.
- Transportation costs are off by 9.5%. A significant portion of the $300k overage is due to exterior cladding.
High School Updates:
- There's an anticipated -$365k on floor replacements. This considers potential asbestos replacement costs.
- An inquiry about the PA system figures led to a discussion about the cost/benefits of different equipment options.
Transportation Details:
- Exploring less costly exterior cladding options is a priority. Chautauqua Lake was mentioned as having tried a potential alternative. Future meetings will showcase samples of various materials with associated costs.
- The primary reason for the increase in transportation renovation is the movement of a power pole.
- Be sure to include a slop sink in the Transportation custodial closet.
Middle School Considerations:
- We discussed the possibility of SSBA funding for camera upgrades instead of considering it as an alternate.
- The office renovation might be managed in-house.
Site Improvements & Renderings:
- We reviewed the site improvements, particularly for transportation.
- Gym design logos will be revisited. The design team will provide logo options and solicit feedback from students and the community.
- Suggestions were made to preserve a small part of the original woodwork in stairwells, with a commemorative plaque for the “original 1927 woodwork”.
- There's a call for inclusion of Seneca Language/Haudenosaunee symbolism “Of a Good Mind” in the main corridor.
- Elevator costs were brought into question with a potential consideration to remove the need for one.
- A review is needed for downspout drainage from buildings to ensure proper runoff containment.
Main Building Overview:
- A comprehensive review was made on mechanical, electrical, and plumbing improvements. This included discussions on the Pool Pak replacement, HVAC upgrades in various areas, alterations in toilet rooms, and potential support needs for rooftop units.
- There's a suggestion to consider opening the ceiling in the main corridor to see what lies above.
- The need for new lighting in Gyms 2, 3, and Blue was acknowledged and will be further discussed.
Additional Points:
- A pre-bid scope on the Tech room floor “pipe” is crucial to determine its current status.
- For ADA compliance, we're looking into a movable pool lift that facilities can remove when not frequently used.
- Research software for interactive panels in the main foyer to offer interactive access to class photos, yearbooks, etc.
- The local historical society will be approached for collaboration.
